👩‍👧 Single-parent families – strong presence

13% of adults aged 25 to 64 do not have a high school diploma, compared to 9% in Montreal. In the Saint-Victor and Saint-François-d’Assise–Saint-Bernard sectors, this proportion reaches 15%. Low educational attainment is a reality shared by several neighbourhoods in East Montreal.

Between 2016 and 2021, the immigrant population experienced significant growth (+22%), particularly in the Saint-Justin sector (+42%). The average rent for a two-bedroom apartment in the neighbourhood is $881 (2024), well below the Montreal average ($1,145). However, available housing is extremely scarce, with a very low vacancy rate of 0.1%.
