📍 Population – Chomedey, the most populous sector

Laval is home to 438,364 residents. One in five (22%, or 94,030 people) live in Chomedey, the most populous of Laval’s six territorial sectors.

👨‍👩‍👦 Families – strong presence

Families represent 41% of Laval households, a proportion well above Montreal’s (31%).  Compared with Montreal, these families are more often two-parent than single-parent households.

🌎 Immigrant population – strong presence in southern sectors

Immigrants make up 32% of Laval’s population, a rate comparable to the Montreal average (33%). Half of the city’s 135,315 immigrant residents live in the southern sectors: Chomedey (40,950 people) and Pont-Viau, Renaud-Coursol, and Laval-des-Rapides (25,365 people).

✍️ French language knowledge and low educational attainment (without a high school diploma)  – weaker and higher in Chomedey

In Chomedey, 83% of residents know French, compared with 92% across Laval. Twice as many residents speak neither French nor English (4% versus 2%). Among adults aged 25 to 64, 16% lack a high school diploma—higher than Laval’s (11%) and Montreal’s (9%) averages. Half of Laval’s 25,000 undereducated adults live in the southern sectors: Chomedey (7,240) and Pont-Viau, Renaud-Coursol, and Laval-des-Rapides (5,290).

🏢 Housing – sharp cost increase

Between 2022 and 2024, the average rent for a two-bedroom apartment rose by 30% in Laval, compared with 13% in Montreal—the highest increase among Centraide’s three regions. In 2024, the average rent reached $1,261, higher than the Montreal average ($1,145).
